Riverside site to be used for eateries

RIVERSIDE — The city has earmarked at least five acres of its Center of Flight development to restaurants and a banquet center, and will even give away land to get the right user for the project.
The city hopes to draw independent eateries, preferably those with local ties and big name recognition to the tracts, situated between Springfield Pike and Huberville Road and across from the National Museum of the United States Air Force, said Robert Murray, director of economic development and planning.

Murray points to such local nameplates as Grub Steak, The Stockyard's Inn and Dominic's restaurant as examples of the type of restaurant they'd like to see occupy one of the sites. The city has discussed with Anne Mantia, owner of the defunct Dominic's restaurant in Dayton, the possibility of opening a restaurant at Center of Flight, Murray said.
To make the site a better draw, the city has several incentives that could include gifting land to a restaurateur or developer, tax-increment financing and low-interest Community Development Block Grant loans, Murray said. City officials will decide which incentive or mix of incentives to hand out on a case-by-case basis, he said.
Formerly the site of a DAP manufacturing plant and two hotels, the 20-plus acre site has underwent $1.8 million in environmental cleanup so it can be used again. A $5 million, 66-room Comfort Inn Suites Hotel opened on two acres of the property last year.
Both Robert Zavakos of NAI Patterson Maas Blank & Zavakos, a commercial real estate firm, and The Beerman Realty Co. have options on some of the land, Murray said. Zavakos said he will focus on retail and restaurant development at the site and Beerman Realty will work on large office development. Zavakos said offering the land should help draw the initial users to the site, creating some momentum for the project.

Dominic’s is my first choice,or IHOP. Any nice family restaurant. We don’t need another Pizza,hamberger,coffee,or sub place. That is all the area has around here.Please no Hooters or Frickers either. Frickers is on woodman not that far away.

Sinclair’s Culinary program has the ability to bring competent staff to any new restaurants Mendellsohns has plenty of equipment that could be re-conditioned and now we have GM employees going to flock to WPAFB looking for work, so we had better develop some income producing property for areas in Montgomery County near there

I do not care what restaurant(s), Riverside attracts to the site. Until, the city ends its bid to illegally tax portions of WPAFB I will not do any business in Riverside. Additionally there is a significant group of WPAFB Employees who do not do any business in Riverside.

What Dayton DOES NOT NEED is more chain restaurants. Really, no city needs more chain restaurants. We need innovation, something creative. Why would we possibly want to have the same restaurants you could go to in any other town? I’d love to see an Ethiopian restaurant, but anything that isn’t a chain.

Yes there are a lot of restaurants out there. Yes Dominics is not a real candidate. But why shouldn’t Riverside have a nice mixed use project in their city? Bob Murray is a blessing. This is only one of many projects he works on every day to brind economic growth to Riverside. Realign the museum entrance across from Center of Flight. Add a WATERPARK. Think BIG PEOPLE. This is the fr#$%n the National Air Force Musuem! Maj. General Metcalf Rules!!

It’s a great idea. It’s about time something was done with that land. I’m glad the hotel is there and I think we need other businesses too. Riverside has one of southwest Ohio’s premier attractions and there are no amenities around it. Imagine a mixed use development of new housing, retail, cafes, restaurants. People visiting the base can stay there and have everything in walking distance. People moving here for BRAC or AFIT could live there and walk to work, home, social life. Ideal location!

I think I second the Dave and Busters Idea.. the food is good.. the place is fun.. and right across from the air force museum… wow.. That is a great idea, and anyone that goes to one from dayton to cincy.. which there is plenty.. wouldn’t have to go too far.. plus we would get other places surrounding us to come to our D&B too.. it would actually be a fun little place for vacationers…
No longer would I have people ask me what to do and I be like.. uh.. You wanna go to a bar? or Clubbing?

How about a Dave and Busters is a stretch, but spend a few hours at the AF museum and than spend a bunchg of money across gthe street, les forget this musueum and a national and international attraction, any food eatery is bound to make money, every day the place is full and they have to eat somewhere. Plus DB has a banquet hall already in it. And locals wont have to drive to Columbus or Cincinatti. Mr Murray make it happen…..

Just what we need - more restaurants. Doesn’t anyone in the Riverside city government read the papers?? Restaurants are closing left and right because #1 there are too many already and #2 most of them have a hard time hiring/keeping staff with a work ethic. Of course, I guess a few restaurants would be better than yet another Walmart, Lowe’s, Home Depot, CVS, Walgreens, Rite Aid, Target, etc. Heaven forbid anyone have to drive more than two minutes to get to their shopping center of choice.

Why would ANYONE in their right mind want someone who ran Dominics to run another restaurant. Dominics went out of business for a reason, have you forgotten how horrible the food was?

Let’s not forget that there is a residential area directly adjacent to this development site and that the City has never addressed an appropriate buffer zone to give these residents privacy. After all, this is Old Riverside Township and should be preserved as such, even though the City tried to call this residential area blighted some years ago, an idea that just blew up in their faces. So this issue is not different – the City of Riverside without a viable development plan that includes protecting this neighborhood and the surrounding eco-system. After all, they allowed the current hotel to be built directly in front of historical house, espousing a “too bad” attitude. Can you imagine your nice quiet neighborhood inundated with restaurants and banquet centers that bring delivery traffic, noise and unwanted sights to your front yard?

This town needs a commercial kitchen for rent to inspire new local restaurant ideas! Starting a local restaurant is a huge expense and risk… come on Dayton, help your people innovate!
