Parade of Homes: Latest Dayton design trends on display for 2 weekends

Everybody loves a parade, and those searching for a new home should love the 2017 Spring Parade of Homes, which opens Saturday, April 1.

This event gives potential new homeowners four afternoons to see what some of the finest home builders in the Miami Valley can do. Nine different builders are represented with 18 homes in 15 different communities. Visitors can see them between the hours of 1 and 5 p.m. on April 1-2 and April 8-9.

Kathleen Unger, executive director of Home Builders Association of Dayton said, “The Spring Parade of Homes will focus on the latest technologies and design trends. Open floor plans are still widely popular, but some builders are focusing on other aspects such as coffered ceilings, elegantly exposed beams and urban chic designs.”

Stretching from Tipp City to Franklin, the 18 homes include ranches, two-stories and condominiums in price ranges from $250,000 to $860,000.

“There are potential exciting new neighborhoods to explore,” Unger said. “Most people are looking for the location to suit their lifestyle. (This Parade) presents a wide range of communities to explore to find the perfect home.”

Carriage Trails community in Tipp City is where Inverness Homes displays one of its seven representative homes included in the Parade – a three-bedroom ranch with a finished lower level. Doug Partington, vice president of sales and marketing, talked about the Inverness ranch home located at 1095 Lakeside St.

“It’s our ‘Wilshire’ floor plan with a Craftsman-style elevation,” he said. “It offers a great deal of versatility to appeal equally to families and to empty-nesters who like to entertain. There are lots of windows across the back. A full length back porch stretches about 25 feet along two-thirds of the home’s width for people who enjoy being outside.”

Partington said options for the “Wilshire” plan include a beamed ceiling, a gourmet kitchen and a finished basement all of which are seen in the Tipp City home.

“This home is purely representative of what we can do,” Partington said. “We do customizable changes to all of our floor plans, which range from smaller ranches to large four-bedroom two-story homes to ranches with lofts.”

Charles Simms Development highlights two of its condominium communities. One is Monument Walk at 108 Monument Ave. in downtown Dayton. Its five buildings will provide a total of 16 town homes. Each one has three bedrooms and a three-season open space on the fourth floor overlooking the Great Miami River.

Robi Simms, marketing director for Charles Simms Development, said, “The fourth-floor space (has the option) to put in a fireplace or a wet bar. It’s a four-story building, and it is elevator-ready.”

Parade visitors will be able to see an unfinished end unit in the drywall stage.

“We stop at the drywall state so people can pick out flooring, cabinets, countertops and paint.”

Simms added. “A fully decorated model will be open next door at 104 Monument Ave.”

Another example of Charles Simms town homes will be open at 704 Brownstone Row in Springboro. With 12 buildings on schedule for this community, Simms said framing has begun on building 10.

Ryan Homes’ model is in Beavercreek’s Bexley Hills community at 2457 Bexley Hills Place. Linda Miller, sales and marketing representative, said, “Bexley Hills is a smaller community set back off the beaten path but five minutes from The Greene for shopping.

“Our ‘Milan’ floor plan model has a timeless design with a living room, a dining room and a great room off the kitchen and morning room so that it incorporates a blend of traditional and modern feature,” she said.

Miller said their “Milan” floor plan pricing starts at $260,000. The model home displays a number of possible upgrades.

Oberer Companies presents two homes during the tour. One is a four-bedroom, two-story in Washington Twp.’s Washington Trace Community. Oberer’s second model at 4018 Woodland Ridge Court in Bellbrook has an open floor plan, featuring a coffered ceiling, quartz and granite countertops and a finished lower level.

With free admission visitors might want to see a few homes on each of the Parade’s four afternoons. Builders or their representatives will be stationed in each home during the tour to answer questions and provide information.
