Fine finishing features define ranch with finished lower level

Builders’ model homes often come with extras, and the ranch at 1023 Barrington Drive in Troy’s Halifax Estates is no exception.

The new buyer will enjoy a number of upgrades within this ranch home’s total living space of more than 4,030 square feet, which includes about 1,500 square feet of finished living space on the lower level.

“The development was started last spring,” said Tonya Ammon, Sales & Marketing representative for Harlow Builders Inc. “Phase One has 19 lots, but only four lots are left. Phase Two is scheduled to begin this summer.”

Pam Bornhorst of Coldwell Banker Heritage Realtors has listed this home for $579,000.

Ammon mentioned some upgrades included in this home’s floor plan: floorings in engineered hardwood, large ceramic tile and neutral carpet, quartz counters and stainless-steel appliances, and alder Craftsman-style doors with egg-shaped handles in aged bronze. There are cathedral and tray ceilings, two-part casings around arched openings and upgraded light fixtures.

Frank Harlow Jr. is president of Harlow Builders Inc., a residential construction company that specializes in custom/semi-custom home building throughout the upper Miami Valley. Ammon explained that typical standard features in Harlow homes include rounded drywall edges and Simonton vinyl windows.

“But a lot of Harlow homes have customized features,” she said.

Built early in 2016 this home displays a stone facade with gabled rooftops flanking a central arched entrance to the front porch. Natural rocks accent the front flowerbed landscaping.

A leaded glass insert, matching sidelights and full transom surround the front door. Crown moldings and upgraded light fixtures enhance the entry and open gathering areas. Wide casings frame the openings into the dining room, where wainscoting adds an elegant touch.

A wood-beamed cathedral ceiling rises above the open great room. Built-in curio shelves with upper moldings and lower cabinets flank the stacked-stone fireplace. Transom-topped triple windows face the patio and the green space stretching to the lake with a natural stone bridge in the distance and landscaped park-like areas on both sides. A tongue-in-groove, wood-paneled cathedral ceiling tops a portion of the patio.

A seated bar separates great room and kitchen, where Silestone quartz counters complement alder cabinets with upper moldings.

“There are soft closes on the all the doors and drawers,” said Ammon.

Under-the-bar ambient lighting echoes the lighting used under the wood mantel in the great room.

The 18-inch ceramic-tile flooring in the kitchen extends into the breakfast area, which benefits from large windows and atrium-door patio access. Stainless-steel appliances include the dishwasher, stacked wall ovens, a smooth-surface cooktop and a French-door refrigerator.

A hall off the entry accesses guest bath and laundry room, which has a built-in bench with coat hooks and storage spaces.

On the opposite side of the entry are three bedrooms and two full baths. The bedroom in the owners’ suite enjoys a deep tray ceiling with wide crown moldings, direct patio access and double windows with a lake view.

In the private bath two raised vanities flank the oversized corner shower, which is surrounded in ceramic tile with complementary mosaic-tile borders. Wraparound shelves and hanging spaces are arranged in the walk-in closet.

Two bedrooms share the hall bath, which has a raised vanity and a tub-and-shower combination.

On the finished lower level the fourth bedroom has an egress window and connects to a full bath.

Surrounded with white wainscoting, the recreation area takes a T-shape to create spaces for dining, game tables and a seated bar area faced in stacked stone. Half-walls and upper half-columns in matching stone mark the entrance to the theater room, which benefits from a large wall screen, an overhead projector and built-ins.

A backlighted tray ceiling tops the wine room, which has wrought iron bottle racks. An unfinished area offers options for additional living space, if desired.

Ammon said the model home is open for viewing Mondays to Thursdays, 8 a.m.-5 p.m. and Sundays, 1-4 p.m.
