COVER HOUSE

730 GREENLEAF VILLAGE DRIVE, SPRINGBORO

2-story offers finished basement plus seasonal outdoor living area

Contributing writer

After purchasing the 1995 two-story home at 7830 Greenleaf Village Drive about six years ago, Bryan and Angie Dressman began an extensive remodeling project.

Investing about $130,000 in improvements, they transformed the interior and added an outdoor living space that would rival that of any new home being built today.

Bryan Dressman said, “We liked the size and the location; but we like rustic chic, and we knew we could slowly transform it over time.”

The home sits on a half-acre lot in Springboro’s Greenleaf Village subdivision. Listed for $460,000, it offers about 4,680 square feet of living space.

Framed by a transom and sidelights, the front door opens into the two-story entry with an open staircase and bamboo plank flooring. Abundant natural light flows from the large window above a plant shelf and from great room windows unseen across the open upper-level walkway.

The guest bath is updated with a clear vessel bowl, waterfall faucet and a granite-topped vanity.

Bamboo flooring extends into the dining room, where double moldings edge the outer ceiling and its interior tray area. Chair guards surround the room and wide-slat blinds shade the double windows.

Updates in the living room include neutral carpet and walls and white crown moldings. French doors enclose the office, which benefits from recessed built-in bookshelves and under-cabinets.

Another set of French doors opens into a bright great room with a wall of stacked windows featuring vertical and horizontal shapes topped with a half-moon. The original simple fireplace was transformed with an artisan’s creation of stacked stone facing rising to the ceiling and complemented by softer stone shapes framing the rounded opening and finishing the corners at each side. Custom-designed cabinetry under a plant shelf right of the fireplace incorporate curio shelves and an entertainment center. A built-in wet bar fills an alcove near the entrance into the great room.

Ceramic-tile flooring extends through the open breakfast area into the kitchen, where owners added a center island with bar seating, 42-inch cabinets, granite counter tops and stainless-steel appliances. Stone-like ceramic tile covers the backsplash areas. An alcove next to the French-door refrigerator holds a planning desk complete with cubbies, drawers and cabinets. Double doors enclose the pantry.

A chic sliding barn door closes off the dining room on one side of the breakfast area, while the opposite wall with double windows includes an atrium door to the screened porch, which sits under a vaulted wood-paneled ceiling with deck flooring to match that on the adjacent deck. A lower tier was added to accommodate a pergola-covered seated bar and built-in grill. Paver flooring extends to a sitting area around the stacked-stone, outdoor fireplace.

“When it’s nice outside, we’re outside,” said Dressman.

On the upper level, the main bedroom suite has a cathedral ceiling in the bedroom. Double doors open into the renovated bath flanked by two separate vanities. Dressing areas extend into two separate walk-in closets with smart Ikea organizers. A porcelain slipper style tub centers the room, which has a heated floor. Limestone tile surrounds the step-in shower.

Three more bedrooms on this level share the hall bath, which has chalk-painted vanity cabinets in the anteroom and tub and shower in the second room.

The lower level is finished into recreation spaces. Wraparound bookshelves and cabinets incorporate space for a large-screen TV in the dedicated media area. The L-shaped wet bar offers seating and is equipped with cabinets, wine rack and an under-counter refrigerator. More space accommodates game tables and a children’s play area. Near the versatile extra room with Berber carpet currently used for exercise is a full bath.

Nancy Terrill of Coldwell Banker Heritage Realtors said, “It’s a different house than when they moved here. It’s just phenomenal with a lot of beautiful (upgrades), especially the screened porch and the outdoor kitchen area with paver flooring. And there is a fence so children can play safely.”
