Dayton area home influenced by Frank Lloyd Wright designs

The influence of Frank Lloyd Wright’s distinctive architectural styling comes to mind on stepping into the home at 1109 Viewpoint Drive in Washington Twp.

Following Wright’s belief that a home needs to be one with its outdoor setting, the design and floor plan of this 1966 raised ranch makes use of large windows to integrate panoramic nature views into its interior.

“The recent updates to this home are impressive,” said Bobbie Roland of Coldwell Banker Heritage Realtors.

“Its picturesque setting has few rivals – there are beautiful trees and a landscaped yard, which features an in-ground swimming pool, seven gardens, an outdoor kitchen, stone walls and staircase, a concrete storage shed and a circular driveway,” said Roland.

Offering about 4,800 square feet of living space, this home is listed for $399,000.

From the circular driveway, an open courtyard space with a modern fountain connects to the covered front porch.

Double doors with glass inserts open into the central entry, where earth-toned ceramic tile covers the floor and indirect lighting is created with wall sconces.

“You can express your individuality in this versatile floor plan,” said Roland.

The original living room is currently used as a formal dining room, while the original dining room offers options for a study, sitting room or main-level office.

Faux-painted walls surround the current dining room, which benefits from a four-window casement grouping overlooking the pool and the wooded area beyond it.

The kitchen’s vaulted ceiling holds a deep well with two skylights and a central fan. Granite counter tops, wood cabinets with raised-panel doors and miniature tile backsplashes surround the work space.

Space is available for a breakfast table and chairs beside a large window flanked by tall casements to enjoy the panoramic view with morning coffee. Stainless-steel appliances include a dishwasher, microwave oven, the French-door refrigerator and a smooth-surface range with two ovens. There is a walk-in pantry, and a wet bar is installed behind folding doors.

A wide pass-through with a granite counter converts to breakfast bar on the family room side, where stone facing accents the fireplace. Beyond a TV alcove there are built-in bookshelves and cabinets in a sitting/reading area.

Sliding glass doors open to a sun room completely surrounded by triple-stacked windows. The beamed vaulted ceiling has two paddle fans. A Forester pellet stove stands in one corner ready to use on cool evenings.

All the major gathering areas enjoy large windows overlooking the in-ground swimming pool and outdoor sitting areas framed by terraced landscaping with brick retainer walls. A semi-circular stone counter at the edge of the deck has storage cabinets and space for a barbecue grill.

A hallway behind the family room accesses a separate workroom and stairs to attic storage space with extra insulation.

A handmade walnut railing edges the spiral staircase, which descends to the lower level with a rounded stone accent wall at the bottom.

In the main bedroom suite, the remodeled bath has a double vanity with vessel bowls and a triangular corner tub complete with shower heads. Organizers, drawers and hanging spaces are neatly built into the walk-in closet.

Installed with a hot tub and surrounded by windows the spa room connects directly to the outdoor pool area.

Three additional bedrooms with double closets are near another full bathroom, which has been remodeled in similar style to the bath in the main bedroom suite. The laundry room has built-in cabinets, counter tops, laundry chute, washer and dryer and an exit to the rear yard.

A safe room doubles as wine room with multiple wood bottle racks.

With a central sitting area, the lower level would convert to another bedroom suite if needed.

Back on the main level there is a guest bedroom suite that sits left of the entry. It offers a cedar-lined walk-in closet and a remodeled bath with tub and shower.
