Unusual upgrades and extras

COVER HOUSE

2462 GREEN ASH DRIVE, BEAVERCREEK

Nearly new detached condo has many desirable features

Barely a year old, the condominium at 2462 Green Ash Drive is endowed with many upgrades that owners were able to add because they bought it before interior finishing was completed.

“We were attracted to the open concept,” said one co-owner. “We like the extra (outdoor) space at the side. In spring and summer we can sit on the large deck with patio pavers and watch the golfers. There is a golf course view from anywhere in the house. ”

Debbie Brown of Roost Real Estate Co. said, “This is a unique Torino model because the lot size allows extra common area between this condo and the neighbors. It sits up a little higher, allowing a panoramic view of (Beavercreek) Golf Course and the lake.”

A wide transom above the front door with its leaded glass insert and matching sidelight augments natural light in the entry hall, which is enhanced with solid oak flooring and a tray ceiling framed by double crown moldings.

At the end of the entry the hub of the home, an open gathering space, accommodates dining area, living room and the kitchen.

Angled in the corner of the living room is a fireplace with a white mantel. A wall of windows incorporates an atrium door to the oversized deck, which displays a river rock garden at one end and at the other, a corner privacy fence with a gate to connect to the side walkway leading to the front porch.

An angled island with a raised counter for bar seating creates a separation between living room and kitchen. Granite covers all the counters, which have rounded edges. Oversized cabinets of varying heights are accented with upper and lower backlighting. Travertine tile covers the backsplash areas and 18-by-18-inch ceramic tile covers the floor. Stainless-steel appliances include the dishwasher, a smooth-surface range, built-in microwave oven and a French-door refrigerator with a freezer drawer and a digitally operated beverage dispenser. Nearby is a full-sized pantry.

French doors opposite the kitchen open into the sun room, where transoms top surrounding windows that are dressed with custom wood-slat blinds and wood valances.

On the opposite side of the gathering center, 8-foot French doors open to an entry area leading to the main bedroom suite. A tray ceiling with double crown moldings accents the bedroom, which benefits from tall windows with transoms and direct access to the deck.

In the bath, the ceramic-clad L-shaped shower is accented by a decorative border in stone and glass miniature tiles. One of the home’s three sun tunnels is installed in the ceiling above a granite-topped raised double vanity. Organizer shelves wrap around the walk-in closet.

Off the entry and next door to the full guest bath is a second bedroom with a designer paddle fan and a walk-in closet. The bath has a raised vanity topped with granite and a tub and shower surrounded in earth-toned tile with a contrasting border.

Sconce lighting accents the landing of the open staircase, and a sun tunnel is centered in the ceiling.

Owners decided on an extra suite for the partial upper level, which incorporates a full bar/kitchenette, a bedroom, a sitting room with two dormer spaces and a full bath. “It’s a nice place for visitors,” said the owner. This versatile suite could be used for recreation area, office or in-law suite.

The laundry room has a folding counter and a deep sink. Abundant storage cabinets and shelves are strategically placed throughout the house, in the furnace room and in the oversized two-car garage.

“This is one of only six detached condos in the Villas at Beavercreek community,” said Brown. “You can enjoy the feel of a detached home with the amenities of a condo.

“The community offers a park, a gazebo, an in-ground pool and a clubhouse with an exercise room,” she said.
