Foreclosures 20 percent of all Dayton home sales

Throughout 2012, homes sold while in some stage of foreclosure amounted to about 20 percent of all residential sales in the Dayton metro, according to a new report released today from RealtyTrac Inc.

In other words, about 1 in 5 homes sold in the area last year — a total 2,498 homes — were foreclosures. These homes sold for $60,912 on average, RealtyTrac said, which was a discount of about 46 percent on non-foreclosure homes sales.

The year before in 2011, 2,189 homes in foreclosure sold in the Dayton area for an average price of $62,848, about 21 percent of all sales that year. The Dayton area includes Greene, Miami, Montgomery and Preble counties.

“Distressed sales are still a disproportionately high portion of the overall housing market,” said Daren Blomquist, vice president of RealtyTrac, in a statement.
