Developer weighs options after Oakwood rejects condo development

It is unclear whether development of The Pointe, a 32-unit condo complex proposed for the corner of Far Hills and West Schantz avenues will move forward after Oakwood City Council rejected the developer’s other proposal for an 84-unit condo development at Pointe Oakwood at a meeting Monday night.

“We’re reviewing all possibilities,” said Hills Developers, Inc. vice president of land acquisition Michael Copfer when reached by phone Tuesday morning.

Oakwood City Council, in a 3-1 vote rejected Hills’ proposal for “The Trails” condo development on Old River Trail across from Old River Sports Complex. It approved the development of The Pointe in a 4-0 vote at the same meeting.

Hills would retain ownership of all units at the The Pointe and lease them if the project moves forward, Copfer said. He added the units could eventually be sold.

Copfer said construction on The Pointe may not begin this summer as originally planned.

“It’s too early to tell,” Copfer said.

However, he cautioned construction of The Pointe could “absolutely” still happen.

Oakwood council has rejected one proposed condo development and approved another at a meeting that lasted hours Monday night and into the early morning hours of Tuesday.

City council voted to reject The Trails, a proposed 84-unit development across from the Old River Sports Complex, in a 3-1 vote.

A proposed condo development at the corner of West Schantz and Far Hills avenues, called The Pointe, was approved 4-0 without conditions.

Oakwood council is now deliberating after an hours-long public hearing over two proposed condo developments at Pointe Oakwood.

The public hearing lasted over five hours with about 10 people signing up to speak in favor of the condos and 55 signing up to speak in opposition.

The mayor closed the public hearing shortly before 1 a.m., calling it the “longest hearing in the city of Oakwood history.”

FIRST REPORT (Feb. 22)

Oakwood City Council will hold two separate public hearings tonight to discuss two proposed condo developments at Pointe Oakwood that have been the subject of vocal opposition from some residents.

The proposal for The Trails — from property owner Oakwood Investment Group and Cincinnati area-based Hills Developers Inc. — calls for two four-story buildings with 42 units in each building. One- and two-bedroom units would occupy the top three floors, while the ground level would house indoor parking. A clubhouse with a fitness center, full kitchen and rooftop deck would be built between the buildings and an outdoor pool built behind it.

The Trails units would be legally set up as condos, but Hills plans to lease them, according to Michael Copfer, vice president of land acquisition for Hills.

The city’s planning commission voted unanimously earlier this month to recommend city council approve the plan. More than 20 residents spoke out against the proposed project at the nearly four-hour hearing.

The units would be built in addition to a proposed condo development, also by Hills, on the corner of West Schantz Avenue and Far Hills Avenue on the other side of Pointe Oakwood.

The Pointe would consist of two 16-unit buildings. The condos would be available for sale or lease and would have access to the clubhouse and pool at The Trails. The planning commission voted last month to recommend council approve The Pointe proposal.

The council meeting begins at 7:30 p.m. at the city building located at 30 Park Ave.
