Developers modify plans for luxury apartments

Neighbors were concerned about how the complex would affect their property values.

Developers have modified the plans for a $21 million luxury apartment development in Sugarcreek Twp. to address neighbors fears that their neighborhood would become overcrowded.

Some of the modifications include changing the direction that some of the units face, adding a buffer behind some of the homes and redirecting traffic away from the neighborhood.

Redwood Developers is building a 203 unit luxury apartment complex on 30 acres near the White Fence Farm neighborhood which is located behind Walmart on Wilmington Pike.

“The traffic is going to be increased a great deal by people moving in,” said Edward McNulty who moved near the new apartment site six months ago. “I’m also concerned about the open space and grasslands being blocked.”

Redwood Developers worked with the township to change the plan to keep the new apartments separate from the existing neighborhood.

“The developers reoriented some of the buildings so that they don’t look directly into the neighborhood to the south,” said Sugarcreek Twp. Administrator Barry Tiffany.

Residents say the new apartments could lower the value of their homes or bring too many people through the area.

“All of the units are single story and have two car attached garages,” Tiffany said. “They are perfect for the young professional and empty nester.”

To address traffic concerns, Center Pointe drive will be extended to Clyo road to alleviate the traffic flow through the neighborhood.

Some residents said the new plan makes them feel better about the development.

“They’re going to have more of a buffer behind the homes that are on Napa Valley Drive to protect them a little more,” said Carrolle Bistrum, who also lives near the site for the new apartments.

Construction is scheduled to begin next month. Rent is estimated to be between $1200 and $1500 a month. Work is planned to be completed in 2018.
