OAKWOOD — A proposal to build a 125-unit luxury apartment complex at West Schantz Avenue and Kramer Road is on the agenda of the city planning commission’s next public meeting Wednesday.
The apartment complex would be part of the evolving Pointe Oakwood development, bordered by Far Hills and West Schantz avenues, and which will include single-family homes, an assisted-living facility on the northeast side of the property and proposed condominiums on the southeast corner.
Preliminary plans for The Residences at Sugar Camp show a two-, three- and four-story structure that would be 570 feet long and up to 55 feet high. It would be sited diagonally atop the ridge along West Schantz, east of the existing Sugar Camp commercial buildings and west of the anticipated condos.
Currently on the site is an unused parking lot and vacant land screened by a line of trees.
Hills Properties of Cincinnati, which owns Mallard Landing in Beavercreek and The Reserve at Miller Farm in Centerville, would build and manage the complex.
Gary Shoup, of Maysfield Road, across Schantz and east of Kramer, said residents who live within 500 feet of the site were informed of the plan in a letter from the city.
“Some of those I’ve spoken with thought this proposal was part of the planned condominiums. It’s totally separate and has come up very quickly,” he said.
Bob Posner, executive vice president and chief operating officer for Oakwood Investment Group, which owns and is developing Pointe Oakwood, said an office building had been considered for the site. “This is a better option, both for Oakwood and the development.”

Hills Properties envisions “luxury resort-style living” at The Residences.
Units would range from 830 to 1,550 square feet in layouts from one bedroom with one bath to two bedrooms and two baths, plus a den or study.
Wednesday’s planning commission meeting begins at 4:30 p.m. in the city’s municipal building, 30 Park Ave.
