New Water Street building nears completion

Construction on the outside shell of the first building in the Water Street project in downtown Dayton will be be finished the second week in December, developers said Tuesday.

Developer Jason Woodard, principal of Woodard Real Estate Resources, said the company will finish work in December. Then PNC Bank, which will be headquartered at the new, four-story, 50,0000- square-feet commercial building, will finish its build-out and move in to the new building sometime in May, Woodard said.

PNC announced in January that it will occupy the top two floors. The bank will move its Dayton headquarters from the 6 N. Main St. building designed by famed architect I.M. Pei. The Water Street building is expected to draw other commercial and retail use. The plan also includes a parking structure with as many as 480 spaces.

Woodard said other companies have expressed interest in leasing space in the building, but he declined to name the companies.

Work on clearing land for two other buildings on the site that will house luxury rental apartments will begin before the end of the year, Woodard said. Plans call for 219 residential units in the apartment buildings along the Great Miami River.

The project is being developed by Woodard and Columbus-based Crawford Hoying, the same company that recently bought a former warehouse owned by Sandy Mendelson next to Fifth Third Field. The company plans to turn the warehouse into apartments atop retail spaces and parking for future residents.

Former Ohio State quarterback Bobby Hoying, part owner of the company, said the need for residential living in downtown drew the developers to Dayton.

“We have market studies that show us that 75 percent of the demand in the next 20 years will be for rental apartments,” Hoying said.
