Simms buys 14 acres for Centerville housing plan

Dayton-area housing developer Charlie Simms recently purchased just over 14 acres in Centerville for what will be his newest development, Savannah Place at Yankee Trace.

Simms said Tuesday ground will be broken in about 30 days for the development, consisting of 44 patio-style homes priced from about $325,000 to $375,000.

The land purchased is off Bethany Commons Trail, just east of Yankee Street south of Spring Valley Pike.

The homes are meant to be maintenance-free living arrangements for empty-nesters, Simms said. There will be one-story and two-story floor plans with three-car garages.

The land was purchased by Simms Monument Walk from Commons at Yankee Trace Ltd for $600,000, according to Montgomery County property records. The transaction was dated Monday.

The community will be part of the Yankee Trace area in Centerville. Preliminary development plans were submitted to the city of Centerville back in March.

Simms may be known best in the past five years as an active builder in downtown Dayton. But he noted that he has built in area suburbs for 30 years and more.

“It’s kind of a return to what we’ve always done,” Simms said of Savannah Place.

Among many local homes projects, Simms Development is responsible for Monument Walk and CityView in Dayton and Parkside Row in Springboro as well as the Cottages of Beavercreek, where work started earlier this year.
