Downtown condo offers open gathering area, 2 bedroom suites

From the time of its construction in early 2000, Performance Place has maintained a reputation for a luxury condominium lifestyle with proximity to the many entertainment events that downtown Dayton offers.

“It’s a great way to simplify your life, and you get to experience the excitement of downtown living with easy access to all the cultural venues in Dayton,” said Jackie Halderman of Sibcy Cline Inc. “You don’t have to even leave the building to attend events at the Schuster Center.”

Halderman represents the sellers of a two-bedroom condo on the 16th floor of Performance Place at 109 N. Main St.

“There are only four units on this floor, and this unit has one of the better views of the Great Miami River and the Five Rivers fountains,” she said.

This condo is enhanced with fine finishing features, such as limestone tile flooring, recessed ceiling lights, surround-sound system ceiling speakers and wood interior doors. With nearly 1,730 square feet of living space, it is listed for $319,900.

The Main Street entrance leads into a lobby with backlighted tray ceilings. Across from the security desk, elevators wait to take owners home to their floor.

Inside this condo, a lighted art niche accents the entry hall, which leads through an archway into the open gathering area encompassing kitchen, dining area and living room. Abundant natural light fills the area from a wall of floor-to-ceiling windows, which curve along the long, rounded balcony, providing a panoramic view of the city. Windows are fitted with remotely controlled motorized solar shades.

A large island provides seating around the kitchen space. Granite covers the tiered counter above a matching work counter below it. Dishwasher and trash compactor are installed out of sight beneath the island counter along with storage cabinets and drawers.

Rich cherry cabinets frame the work space, which is equipped with stainless-steel appliances. A four-burner gas range slides into the back counter under a hood and vent dressed in matching wood panels. Travertine tile covers the backsplash areas in a diagonal pattern. A French-door refrigerator and stacked wall ovens are recessed into an alcove on the far wall and framed with cabinets and a built-in wine rack.

The breakfast area is arranged near the wall of windows to enjoy the view while dining.

In the open living room, the fireplace is flanked by built-in benches with storage drawers beneath them.

From the entry another arched opening leads through a hallway to two bedroom suites. Along the way are accesses to a double guest closet, a half-bath with a raised vanity and a separate laundry room installed with the washer and dryer that will convey with the sale.

Behind double doors is a utility closet for the 80-gallon water heater and the furnace, which operates from the building’s geo-thermal heating system and has an air purifier.

Each bedroom has a private bath with a raised vanity topped in granite. The guest bedroom has a double-door wall closet with organizers and an adjacent bath with tub and shower set in ceramic tile.

The main bedroom suite offers a walk-in closet with multiple organizers. In its private bath both the jetted Kohler tub and the separate shower are surrounded in ceramic tile with mosaic accents.

Each bedroom has a large window shaded with custom fabric blinds.

The 35-by-8-foot balcony has a natural gas outlet to hook up a barbecue grill.

Halderman said, “There are many benefits to living at Performance Place, such as discounts at some local restaurants.

“The homeowners association fee includes so much, including water service, snow removal, secure garage parking and a climate-controlled storage room for each unit,” she said.

Residents can enjoy the exercise room on the second floor, and for their overnight guests they may reserve the guest suite when it is available.
