Architectural styling of this two-story home at 2618 Cinnamon Run in Beavercreek incorporates stone and cedar to blend with its surrounding natural setting.

Built in 1980, the home sits on 5.2 acres of woodlands with a bridge crossing over a running creek. Grassy clearings make space for a gazebo and nearby fire pit. Pathways lead to two horse barns connected by an indoor heated arena.

“It’s all woodlands but close to shopping. We like that it’s only minutes to Fairfield Commons,” said one co-owner.

The home offers about 3,100 square feet of renovated living space plus a semi-finished, full, walkout lower level.

Laura Quinn of Coldwell Banker Heritage Realtors lists this property for $750,000.

Owners bought it three years ago and engaged Quinn, who wears a second professional hat as Happyroost Studio, to design and oversee the home’s renovation.

Quinn said the project included taking down a wall to open up the kitchen, which was gutted and reconfigured. Windows were added to take advantage of the views. The main suite’s bathroom was reconfigured. Metrie woodwork was used for trim, moldings and doors.

A stone fireplace and raised hearth accents the living room, where casement windows come together at one corner.

A central vaulted ceiling creates volume space above the dining room, then continues upward above the loft and its railing. Two skylights were installed above the study, where a large window brings the wooded view inside.

Work zones are featured in the enlarged kitchen. A 15-foot-long center island, with bar seating on one side, is topped with granite and holds a double sink with a touch faucet. On the back wall, subway tile covers the backsplash area in herringbone fashion above the four-burner gas range, which has a 24-inch griddle and two ovens.

Medallion cabinetry features pullout drawers with movable dowels to accommodate different-sized dishes. A moveable ladder rolls around corners to reach upper cabinets.

Stainless steel appliances include the French-door refrigerator and the dishwasher.

On the outside wall, a porcelain farmhouse sink is set under a window between butcher-block counters with artisan-made drainboard groves.

Double sliding doors open to the deck. At the kitchen’s far end the breakfast area is placed near a triple window with another art-worthy view.

Off the back hallway is the laundry room, which has a granite-topped counter installed above the washer/dryer area. Built-in hanging spaces are placed near the door to the garage. A remodeled full bath is accessible from this hallway and from the guest bedroom, which has a triple window, built-in recessed closet and drawers and a private patio in a protected area.

The main bedroom suite connects to a private balcony overlooking wooded areas.

Porcelain tile with a marble grain covers the floor in the enlarged main suite’s bath, where a free-standing soaking tub sits near the stone fireplace. At the center of the room a glass-enclosed shower surrounded in marble tile is installed with two rain-shower heads and two hand-held heads. Two separate vanities flank a full-length window and a makeup station all united by an extra-long Cambria quartz counter.

A textured-glass pocket door opens into the walk-in closet, which has modular organizers.

Versatile loft space at the top of the stairs can be used as a family/TV room, library, or play area. Pocket doors open to a writer/artist/computer niche, which has access to attic storage.

The walkout lower level offers about 2,200 square feet of ready-to-be-finished space. Two finished bathrooms are already in place along with partitioning for two extra rooms, a large recreation room with a wet bar and the home’s third stone fireplace.
