Wraparound porch, landscaping enhance 2-story home

With the completion of several recent and important updates, current owners have added a fresh new look to the two-story home at 1265 Leaf Tree Lane in Vandalia.

“(This) lovely, custom-built home in Woodland Meadows subdivision was updated in part a couple of years ago,” said Tim Stammen of Keller Williams Home Town Realty.

Hardwood flooring was installed in several areas, and the kitchen was remodeled with granite counters, tile backsplashes and stainless-steel appliances. Prior to these updates, carpet was replaced in the upper-level bedrooms, and the garage door was replaced with a multi-paneled wood-like door, adding a unified look to the facade.

Among its many original amenities are a wraparound front porch, a deck with built-in seating, privacy fencing and a sound system. Landscaping is easily cared for with a lawn irrigation system.

Offering about 2,340 square feet of living space, the home is listed for $239,900.

Square pillars and half-railings edge the front porch, which wraps around the corner to include a side porch. Privacy fencing at the edge of the side yard is connected with a matching miniature bridge.

Inside the two-story entry, a boxed double window sits high above the six-panel wood front door, which is flanked with sidelights, and the entire ensemble is framed with wood casings and topped with a decorative half-moon in matching wood.

The oak railing along the open staircase augments the warm richness of the entry’s oak flooring, which extends into the dining room.

The entry hall ends at the great room, which enjoys an unusual spaciousness under its vaulted ceiling centered with a designer paddle fan. Custom-made silhouette blinds shade the windows on the back wall.

Sliding glass doors in the central breakfast room connect to the deck, which has built-in bench seating between two built-in planters. Outside the deck, a rounded landscaped area is centered with two raised garden beds.

Major improvements in the open kitchen include granite counters, miniature tile backsplashes and wood flooring. Upper moldings, rope trim and medallions accent the oversized oak cabinets, which incorporate a section with matching storage cubbies and spice drawers. Recessed ceiling lights accent the L-shaped work space.

Glass-doored display cabinets are angled to flank the window above the double sink. Stainless steel appliances include the double-door refrigerator/freezer, the smooth-surface range, microwave oven and dishwasher. Additional storage is available in a full-sized pantry.

The main-floor bedroom suite is updated with hardwood flooring. Oak casings frame the double window and a designer paddle fan centers the ceiling. In the adjacent bath an oversized jetted tub is set in ceramic tile arranged in diagonal patterns with a decorative border. A long double vanity provides ample storage space with under-cabinets and drawers. In a separate room, the step-in shower is enclosed with sliding glass doors. Multiple wraparound shelves surround the walk-in closet.

At the top of the staircase an open walkway overlooks the great room.

“Each of three large bedrooms upstairs has its own walk-in closet,” said Stammen.

Windows in these bedrooms are shaded with custom-made silhouette blinds .

The hall bath has a tub and shower combination, vinyl-tile flooring and contemporary lighting. A large linen closet is nearby in the hallway.

The main-floor laundry room accommodates a utility closet along with cabinet and shelf storage space. Contemporary lighting accents the guest bath, which is enhanced with a designer pedestal sink. Walls and ceiling are finished in the attached two-car garage and its floor is painted.

Front and back landscaped flowerbeds display shrubs, boxwoods, ornamental grasses and a dwarf tree.

This location is near the Vandalia Recreation Center. It is about 2.5 miles from shopping and restaurants at York Commons and about three miles from Interstate 75.
