The law firm, located at 10 N. Ludlow St., plans to spend about $350,000 to move into the 16th floor of 110 N. Main St., which is the headquarters of Premier Health.
The special needs of law firms have evolved and it is time for a change after occupying the same space in Courthouse Plaza for more than 25 years, said Jeff Ireland, the firm’s managing partner.
Ireland said he is pleased his firm will still call the urban center home.
“I think there is a real interest in the city of Dayton to making sure that folks, especially those with long ties to the city, try to stay there,” Ireland said.
Dayton commissioners on Wednesday unanimously approved a development agreement with Faruki Ireland & Co.
Under the terms of the agreement, the firm committed to paying at least $135,000 to Dayton each of the next three years in taxes from employee withholdings and corporate profits. The firm has an annual payroll in excess of $7 million, according to city documents.
Today, Faruki Ireland & Cox’s 40 employees are spread across two floors.
The firm currently has more space than it requires, including big conference rooms and a large library full of books that are unneeded because of Internet resources, Ireland said.
The firm spent several months looking at office space in various areas, including outside of the center city.
But Ireland said his firm decided to lease 13,000 square feet of space in the Premier Health building. The company will agree to a three-year lease and the move is expected to occur by early next year.
Ireland said the move will allow his firm to consolidate into one floor. He said the space will provide more appropriately sized meeting rooms. Planned renovations include upgrades to the flooring and a reconfiguration of some walls.
