Developer planning 110 more condo-like apartments in Fairborn

More than 100 new apartment homes are proposed for construction in Fairborn, according to city planning documents.

The 18-acre complex off Commerce Center Boulevard, south of East Dayton Yellow Springs Road, is expected to be built as an addition to the Fairfield Oakes by Redwood apartments, according to the documents.

The construction would begin in 2018 and finish in late 2019, according to the documents.

Eighteen buildings would be constructed under the plan. The developer bills the apartments as condominium-like homes with attached garages.

“We offer a condominium atmosphere with the feel of a single-family home — and without association fees or property taxes to worry about,” Steve Kimmelman, Redwood’s chief executive, said in a project introduction sent to the city.

Rental prices would be between $1,200 and $1,600, according to the documents. The target lessees, according to the documents, are “older residents and empty nesters who want to stay in the community but don’t want to deal with maintenance issues.”

The development is planned to be accessible from both Commerce Center Boulevard and Exchange Court. Plans additionally call for a dog park, gazebo and two retention/detention ponds.

At least one area stakeholder has expressed concerns. Steve Fondriest, owner of Fondriest Environmental at 2091 Exchange Ct., told the city he “has concerns regarding the impact of an industrial business located adjacent to a residential use and would prefer the area to stay light industrial,” according to the documents. The documents state that the developers will proceed with plans “with the addition of a solid buffer to the north.”

Redwood is based in Cleveland. The company manages 10,000 units in Iowa, Indiana, Michigan, South Carolina and Ohio, including other local projects, according to the documents.

The plans will be considered 4 p.m., Tuesday, by the Fairborn Planning Board.
