Plans for residential development approved again after major changes

A multi-family residential development is back on track after the Centerville Planning Commission approved revised plans for the project this week.

Developers of the Gateway Lofts made major revisions to their plans after discovering a large amount of bedrock on the 38.7-acres of land for the proposed apartment complex.

The development, originally a 444-unit multi-family development along Chardonnay Drive off Alex-Bell Road, has since been reduced to a 396-unit development.

Updated plans to the site include trimming the number of buildings from 20 to 13, with the northernmost portion of the site being left undeveloped.

The plans also include new renderings for the property, which include an image of what the development would look like from Alex-Bell Road.

The new buildings are proposed at four stories, with enclosed/conditioned hallways and lobbies, supporting 48 units each.

The development would be constructed in two phases: the first being 252 units, spread over six buildings and the second 144 units across three.

With the northern portion of the development now being undeveloped, open space in the area will grow from 13.5 acres to 18.75.

Planning commission approved the plans as a recommendation for city council, with 12 conditions, including providing 3.36 acres of dedicated park land, bicycle parking and the repair of Versailles Drive prior to zoning or building permits being issued to the developer.

Requests seeking comment from the developer, Hallmark Campus Communities were not immediately returned.

Hallmark CEO Richard Kirk said previously that the development team has been working with French Manor association members to ease their concerns about developing the adjacent land, including giving the condo owners gated entry, maintaining their retention pond and buying other parcels of land to keep more development from impacting the condos.

“We commonly have to deal with neighbors and hear their concerns,” Kirk said. “We want to be good members of the community.”

The revised plans are scheduled to be reviewed by city council at its next meeting at 7:30 p.m. Aug 21, at the municipal building, 100 W. Spring Valley Road.
