Several area fire departments and emergency crews responded to the 90 block of Cromwell Place and found heavy flames coming from the three-story building around 2 a.m.
Firefighters worked to extinguish the blaze, which they believe originated on the second floor of the building.
One firefighter was transported to a local hospital for possible heat exhaustion. Officials say she fell and lost consciousness, but is expected to be okay.
The four to five families that resided in the 6-unit apartment building were able to escape unharmed. RedCross has been contacted to aid in their displacement.
The man who jumped from the window suffered minor injuries and was taken to a area hospital by private conveyance, officials said.
Fire officials say the building is not a total loss, though damage estimates are approximately $150,000.
A fire investigator was called to the scene to determine what caused the fire.
Fire crews from Dayton, Trotwood, Clayton, Englewood, and Butler Twp. assisted Harrison Twp. crews on scene.
