City’s Patterson Square shows off new town homes

Development mostly for first-time buyers.

DAYTON — City officials who have been pushing for more housing development downtown celebrated the formal opening of the Patterson Square town homes Tuesday, as the first residents have moved into the complex near Fifth Third Field.

“Residential development is really important, because it’s about feet on the street and people with money in their pockets to support retail services and businesses that are in the core as well,” said Shelley Dickstein, Dayton’s assistant city manager.

Downtown was the only piece of the city of Dayton that grew in population from 2000 to 2010, according to Census figures, and that trend could continue, given the variety of newer housing options.

Developer Charles Simms said Tuesday that while only six of the 18 Patterson Square condos have been completed, 10 have been sold. On the other side of the First Street and Patterson Boulevard intersection, the first six Litehouse town homes are all occupied, and two of the three being built in the second phase have already been sold.

Simms said his 1,400-square-foot, two-bedroom units with garages, starting at $139,900, are selling largely to young professionals who are first-time buyers and like the activity of living downtown.

“I think it’s the right product at the right price point in the right location,” he said. “If these were $250,000, they probably wouldn’t work.”

Steve Laubacher, who bought one of the Patterson Square town homes currently under construction, said he likes the idea of being close to Second Street Market and the Neon Movies as he heads into semi-retirement.

“I’ve lived in Dayton off and on for the past 25 to 30 years,” he said. “I love Dayton and I think it’s on its way back up.”
