It’s official, according to Montgomery County land records: A limited liability corporation, representing an IHOP franchisee, has purchased the property of the closed Max & Erma’s restaurant at 6930 Miller Lane for $1.45 million.

Sage Dayton Limited sold the restaurant property with 2.3 acres of land to 6930 Miller LLC for that amount, Montgomery County property records now show in a transaction dated last Wednesday.

Listing agent Robert “Bob” Zavakos, of real estate firm NAI Bergman, said Wednesday the IHOP franchisee who purchased the site wasn’t available for comment.

Last month, Dayton.com reported that the buyer, the Nazarian Group, operates IHOP restaurants in the Cincinnati market and in the Houston area as well.

A message was left Wednesday with the Nazarian Group, a restaurant holding company, in Los Angeles.

The 7,144-square-foot restaurant closed permanently last October, this news outlet reported at the time.

At that time, it was one of three remaining Max & Erma sites in the Dayton region.

The registrant for the new owner’s LLC is SSP Statutory Services, a Cincinnati law firm, according to Ohio secretary of state’s records. An associate for that firm said he would reach out to see if the new owner wished to comment on plans for the property. If that happens, this story will be updated.

An IHOP corporate spokeswoman said the Miller Lane restaurant is expected to open before the end of the year, Dayton.com reported last month.
