UD buys 2 Brown Street buildings for $650K

The University of Dayton purchased two buildings this week along Brown Street for a total price $650,000.

Included in the purchase was one building at 1916 Brown St. and another at 1922-1924 Brown St., according to Montgomery County property records.

The one-story facility at 1916 Brown St. was built in 1935 and is 5,251 square-feet while two-story building at 1922-1924 Brown St. was constructed in 1920 and is 8,436 square-feet, property records show.

The university has no current plans for either commercial property, officials said in a prepared statement.

“When the property owner of 1916 and 1922-24 Brown St. approached the University with an offer to sell, we saw an opportunity to ensure any future use would be compatible with the neighborhood and the university,” the statement reads.

UD’s East Aqua Development V1 LLC finalized the purchase from RealWitt LLC on Tuesday, property records show.

RealWitt LLC owns the building Buffalo Wild Wings building at 1900 Brown St. Realwitt’s incorporaters, David Fisher, Eric Lundgren and John Slaughenhaupt. Slaughenhaupt owns the nearby Milano’s and is co-founder of R Taco.

Just under a year ago, a rendering depicting possible plans for the vacant Brown Street buildings UD purchased was plastered across 1916 Brown St.

The rendering, which said “Coming Soon” on it, showed a new three-story building where the current empty building, and a vacant building next door, stand. The drawing featured a structure with a brick and stone exterior and high-quality siding, and there are signs above the first-floor facades saying “bistro” and “tenant.”

The purchase comes just a few months after one of the university bought a duplex to use as student housing near campus for $300,000. The sale of the property at 717-719 Alberta St. was recorded May 1.

Last fall, UD purchased the land a popular Brown Street strip mall sits on near campus for more than $2.6 million. In October, UD’s East Aqua Development II LLC purchased the two parcels of land that University Place sits on. UD already owns the shops and apartments at University Place with Miller-Valentine Group.
