FedEx Ground South Dayton Facility and Scannell Properties of Indianapolis, Ind., named as the owner of the land, are both listed on the application by Quandel Construction Group of Westerville, said Maury Wyckoff, chief building official for Montgomery County.
Scannell has yet to name a tenant for the center, which is just west of the I-675/I-75 interchange north of Austin Boulevard. Plans for the center were approved by Miami Twp. in January.
Township records show it would employ nearly 200 “on its largest shift,” but a Scannell official Wednesday declined to comment on whether FedEx – which has a ship center just down the road on Corporate Place in Miamisburg — would be the tenant.
“I can’t comment at this time,” Scannell Development Manager Chris Miller.
Scannell’s website indicates the company has a history of working with FedEx.
It noted about a 2008 project in Virginia: “With its specialized knowledge, understanding of the local real estate market, and willingness to take risks to find the right solutions, Scannell Properties was the ideal partner to help FedEx find land and then build the type of facility it needed to accommodate its current needs and provide room for growth in the future.”
Miller indicated in January that Scannell was close to securing a deal. He said Wednesday the real estate developer may announce a tenant in a few weeks. The building permit application normally takes about two to three weeks to process, Wyckoff said. Attempts to reach Quandel officials late Wednesday were unsuccessful.
Miami Twp. records filed late last year indicated design and permitting were expected by the end of February, with construction targeted to begin in March and last a year.
Plans call for the facility to have about 7,500 square feet of office space. More than 835 parking spaces — 474 for automobiles, 131 for long trailers, 125 for vans, 84 for 28-foot trailers and 12 for tractors – are included, records show.
The number and size of the vehicles anticipated with the development required a traffic study, which has been accepted by the Montgomery County Engineer’s Office.
