Huge new West Chester logistics center is already nearly full, signaling region’s economic growth

A large Butler County logistics facility is almost full less than a year after its completion, another sign of the area’s continuing economic growth.

The first building at Jacquemin Logistics Center in West Chester Twp. started construction in the fall of 2017 and was completed by last spring. A second building was ready by early summer, according to CBRE, which facilitated leasing a large majority of space at the brand-new facility

The owner of the buildings at at 8660 and 8748 Jacquemin Drive — San Antonio, Texas-based USAA Real Estate and Columbus-based Pizzuti Companies — have already leased a combined 238,202 square feet of space to a diverse set of manufacturing and distribution users: the Flint Group, Wayfair, Novolex and YKK.

The Flint Group is one of the largest suppliers to the printing and packaging industry worldwide, and Wayfair is an American e-commerce company that sells home goods. Novolex is one of North America’s leaders in packaging choice and sustainability, and YKK is a manufacturer of zippers and other fastening products, architectural products, plastic hardware and industrial machinery.

Representing the owners in each leasing transaction were CBRE senior vice presidents Mike Lowe and Doug Whitten.

“The way that it’s been developed to modern standards with 32-foot clear (height) allows for efficiencies … to be functional for both distribution and manufacturing users, given their alternate needs,” Whitten said.

It also helps to be so close to Interstate 75 and Interstate 275 and have numerous amenities in the area, he said.

The building at 8660 Jacquemin Drive still has 42,158 square feet available and ready for immediate lease, as 2,660 square feet of unfilled office space was recently completed. It features a 60-foot staging bay and ample parking.

Joe Hinson, president and CEO of the West Chester-Liberty Chamber Alliance, said the fact that the facility is nearly full reminded him of other West Chester Twp. success stories, including the University Pointe project just off Cox Road in the early 2000s.

“The first building that was built was the North Physician building — 80,000 square feet — and before they put a shovel in the ground for the groundbreaking, they had it already pre-leased,” he said.

Developers working on such projects in the region have contributed to economic growth not only in West Chester Twp., but also Fairfield, Monroe and other area communities. Before launching construction on a site, however, they heavily research an area and know when it is primed for growth in a certain field, whether it be health care, manufacturing, bioscience, logistics or other uses, Hinson said.

Developers also highly value easy access to regional infrastructure and West Chester Twp. has that in abundance, with expansive roads like Ohio 747 and Union Centre Boulevard, as well as major infrastructure such as Ohio 129 and Interstates 75 and Interstate 275, he said.
