Austin Landing could get new Hilton hotel

MIAMI TWP., Montgomery County — A Sidney-based developer and operator of hotels plans to build a 125-room Hilton Garden Inn hotel at the Austin Landing area.

Plans call for construction of the hotel, which also would include a conference center, a restaurant and a lounge, to begin in March, said Doug Steinke, co-owner of S&S Management Inc. Construction should be finished by April of 2012, Steinke said.

S&S has agreed to buy approximately 3.5 acres from developer RG Properties for the five-story hotel, expected to employ between 35 and 50 people, Steinke said.

He and partner Tom Shoemaker have built a dozen hotels since they formed S&S in 1996.

Joe Tuss, assistant administrator for Montgomery County, said RG Properties’ plans for Austin Landing long have included lodging, and the Hilton project will support office development and create jobs at a project that’s considered vital to the county’s future.

“Obviously, we’re very pleased that they’re moving forward with a new hotel,” Tuss said.

S&S owns a Hampton Inn in Springboro, and Steinke said he and Shoemaker have been watching with interest during the last couple of years as development around the interchange has unfolded.

Steinke said the hotel will be able to service corporate offices and a proposed proton beam radiation treatment center for the area.

And RG Properties’ plans for additional restaurants and a theater within walking distance of the hotel will provide amenities for guests of the hotel and the conference center, Steinke said.

A new interchange, with offices and other development springing up around it, can offer an attractive draw for hotel developers, even in a tough economy, said Eric Belfrage, who specializes in the lodging business as a vice president with CB Richard Ellis.

“Hotels aren’t something you build and they will come,” Belfrage said. “You build with the demand having been generated.”
