A new Bob Sumerel Tire & Service with a local AAA office is being planned at a former restaurant site in Huber Heights and is expected to open next year, according to a city official.

A 9,150-square-foot building will be constructed at 8381 Old Troy Pike, which currently is the site of a vacant KFC/A&W restaurant that closed more than three years ago.

A minor change to the property will go before the city’s Planning Commission Nov. 18, Huber Heights assistant city manager Scott Falkowski said.

Tire Discounters previously wanted to build a 7,500-square-foot building in 2012, but due to height restrictions, the project fell through, he said.

“We’ve heard from some people interested in the property, and this finally came through,” Falkowski said. “The site configuration, concept and use are about the same that had been approved.”

Peter Joseph with Midland Retail, who represents Bob Sumerel and AAA, declined to comment on the project, other than confirming he filed the application with the city.

It is unknown at this time what the cost of the project is or how many jobs will be created.

Falkowski said the company plans to submit for zoning and building permits once planning commission approves the minor change, as expected.

The Bob Sumerel/AAA building in Huber Heights will be similar to the model built on Red Bank Road in Cincinnati, Falkowski said. The city expects a summer opening at the earliest; the vacant 3,700-square-foot restaurant building needs to be demolished.

“It’s a great location. A lot of traffic goes through the area,” Falkowski said. “That whole corridor has been doing well. You don’t see a lot of vacancies on either side of the street. We’re glad to see a business come in and reuse an existing space.”

Locally, there is a Bob Sumerel/AAA facility at 3870 Kemp Road in Beavercreek, according to Bob Sumerel’s website. AAA has branches around the Miami Valley, including three in Dayton as well as offices in Beavercreek, Springfield and Troy.
