The existing site is bordered to the north and east by Whispering Oak residential subdivision, residential properties to the south and Todd’s Glen Reserve A and B to the west, which began construction in 2002 and 2005, he said.
“The plat will complete the final phase of the subdivision bringing the total of homes to 87 in the development,” the city said.
Todd’s Glen Reserve homes are being required by the city to have at least a minimum of 1,500 square feet and if it is a two-story, the first floor has to have a minimum of 800 square feet, Chesar said.
The city’s planning commission recommended approval of the plat at its Sept. 21 meeting.
Chesar said the city is fortunate that developers — Todd Hall and Ashford Homes — are seeking to build homes in Monroe during a struggling economy.
Last year, 73 new housing starts were recorded at the end of October compared to 60 today, with two months remaining this year, he said.
“We’re down from last year at this time, but my understanding is that we’re going strong compared to the rest of the surrounding communities for new housing starts. You have to take into consideration the lapse of incentives for (new) home buyers,” Chesar said.
Within the last year, Ryan Homes also plated 22 new lots off Koehler Drive in Monroe Crossings, he said.
