Miami Twp. approves Austin Landing changes

Changes to the plan for Austin Landing have been approved that allow its developer to move ahead with work on the 142-acre project.

The changes requested by developer RG Properties – along with plans for more than 10,000 square feet of retail space, an Another Broken Egg Café and a Chipotle's Mexican Grill – were approved by Miami Twp. trustees Tuesday night. Trustees kept in place stipulations by the township's zoning commission, which last week voted in favor of the changes.

Those conditions, at the urging of township planners, included wording to help make the development “pedestrian-friendly.” Pedestrian access will be a key element for Austin Landing, as plans for it call for a bicycle hub near a 2-acre park and a portion of a regional bike path winding in and around the complex, records show.

“In the long-term there will be connectivity for pedestrians,” said Jim Blair of RG Properties.

The complex at Austin Boulevard and Ohio 741 has brought hundreds of jobs — and increased commerce and traffic — to the area since the Interstate 75/Austin interchange opened in late 2010.

It is part of Austin Center, an area that encompasses all four corners of the interchange and is expected to be an economic focal point in the Dayton area as it is developed in the coming years.

RG Properties’ “major modifications” were its first significant changes to Austin Landing since November, according to the township records. They include additional buildings, different building uses, configurations and locations, and changes that impact pedestrian access and parking.

Among the changes involves a parcel within a village area in the south central portion of the development across the park from where Dewey’s Pizza, Firebirds Wood Fired Grill and Another Broken Egg are going up. RG Properties wants a site that had been marked for retail space to be a location for events that can accommodate large groups, according to the plan.

Another change includes an area west of Kohl’s near the center of Austin Landing. RG Properties is eliminating a 60,000 square foot building marked for hotel or office. Instead, it wants to expand a one-story structure near the site into a four-story building, where the office space is planned, according to records.

The changes come at a time when Austin Landing is seeing an increase in construction.

By the end of the year, Field & Stream and Another Broken Egg – two firsts for Ohio – are expected to be built, as are Firebirds, Dewey’s and more than 24,000 square feet of retail space. Upon opening, they will join Kroger, Kohl’s, Hilton Garden Inn and Teradata, as well as three other eateries and a number of other retail locations.
