Pointe Oakwood adds 2-unit town homes

Condos go back to drawing board

The town homes — four units in two 4,000-square-foot buildings on Old River Trail toward the condo site — will be the first in the plat.

Eight single-family homes have been built since 2011 in the evolving neighborhood west of Far Hills Avenue and north of West Schantz Road. Seven have been sold, two more on Far Hills Avenue will be completed soon and construction will begin on six more in the next few weeks, according to Oakwood Investment Group spokesman Bob Posner.

Developer and OIG president Lee Schear said the town homes will be built on two interior lots he recently purchased and will be ready for occupancy in the spring of 2014.

“We have had intense demand for 2,000-square-foot houses or town homes and also demand for upscale houses in the $300,000 range,” Schear said.

The original site plan for Pointe Oakwood included 60 attached or town homes, later reduced to 48 and then 24.

“Consistent with that,” Schear said, “20 to 30” other town house units are planned facing the northern edge of the development, along the City of Oakwood’s Sugar Camp athletic fields.

New blueprints are being developed for the condos planned on the southern and highest edge, at the Schantz and Far Hills intersection. “They will be similar” to the original designs, which “proved to be too expensive to make them practical,” Schear said. “We expect to have the new designs done and priced out in the next 90 days for presentation along with plans for the town houses at a public meeting in the spring.”

Michigan-based Randall Residence has pushed back the start of construction on an assisted-living center near the Dayton border on Far Hills until spring of 2014. It opened a similar center in Tipp City last year and plans another in Centerville.

R.A. Rhoads has built two homes in the development and has two more under way. The first town homes will be done by Peebles Construction, Posner said. That company also is building two single homes in Pointe Oakwood.

OIG has attracted several tenants to the former NCR Corp. Sugar Camp office complex on West Schantz.

Schear said two of the four buildings — “three, if you include the (Beth Abraham) synagogue” — are now leased to capacity, meaning 20 new employees since the start of 2013. OIG is based there, along with Schear Financial Services.

“We have leased out some of the spaces in Building D,” the largest structure, and we’re working on more.” The commercial space in the building has been divided and much of it is being prepared for medical offices.
