Investor goes on $11M KFC buying spree in Dayton area

A San Diego investor appears to be on something of a buying spree of local restaurant properties this week, records are showing.

And this investor loves chicken.

Terraza 7 LLC has bought Kentucky Fried Chicken restaurant sites, and associated parcels, at 3131 Valley Pike (for $1.3 million), 4645 N. Main St. (for $1.59 million), 4209 Linden Ave. ($1.57 million), 253 Springboro Pike ($1.84 million), 2109 Dorothy Lane ($1.54 million) and 6494 Brandt Pike ($1.4 million).

The company also bought nearly two acres of commercial vacant land off Ohio 725 for $1.84 million.

All the sales are recorded as having happened Tuesday.

The Valley Pike KFC property was sold for $1,330,120 from Memphis, Tenn.-based Chicken Little Real Estate LLC, according to Montgomery County real estate records.

The restaurant’s commercial address is 3131 Valley Pike, but records give the address as 3131 Harshman Road. The restaurant is just northwest of the Valley Pike-Harshman intersection, across from a McDonald’s restaurant.

The seller of the 4645 N. Main St. property is RGT Investments LLC, records show. The seller for the other sites was Chicken Little Real Estate.
