Menards plans for $9M development at Lyons Crossing

Company plans to build 160,000-square-foot store on Walmart site.

MIAMI TWP. — Wisconsin-based Menard Inc. is moving ahead with plans for a $9 million development just south of the Dayton Mall.

The company applied Thursday to Miami Twp. for approval of plans to build a 160,000-square-foot store on 18 acres on the southeast corner of Ohio 741 and Lyons Road, officials said.

The company began the permit process a day after acquiring the land for almost $5.4 million from a limited partnership formed by local developer Randy Gunlock, founder of RG Properties.

Development can proceed quickly because the land is already in a business district.

“From the beginning, they’ve wanted to move forward as soon as possible,” Miami Twp. Administrator Greg Hanahan said.

Menard officials were unavailable Tuesday. The company had yet to file a request for a demolition permit, county officials said.

A Menards store and a waterfall are to be developed where a Walmart was originally built and other stores continue to operate in an adjoining strip center.

A new, larger Walmart was built on Kingsridge Drive in November 2009, just north and east of Lyons Crossing.

Part of Lyons Crossing will be razed. Kings Furniture is to remain, officials said.

In July, Miami Twp. trustees unanimously approved a development agreement agreeing to contribute up to $1.5 million in tax-increment financing to the project. Officials project $2 million in annual income tax revenes.

The family-owned company, started in 1960, operates more than 260 stores in 12 states. In Ohio, there are already Menards stores in Fairfield Twp., Butler County; Tipp City in Miami County; as well as Sidney, Celina and Lima.
