Pact aims to lure distribution jobs, logistics parks

Combined effort meant to encourage creation of ‘logistics park’ near I-70.

DAYTON — A intergovernmental pact to lure new distribution businesses to the area could lead to new logistics parks, the executive director of the Montgomery County Transportation Improvement District (TID) said Wednesday.

Dayton, Vandalia, Tipp City, Montgomery and Miami counties and others are considering banding together to draw more distribution and logistics companies around interstates 75 and 70.

By a voice vote, Montgomery County TID trustees approved its part of the agreement Wednesday.

The idea is to build on the creation of more than 1,200 jobs in recent years by Caterpillar Logistics, Collective Brands (Payless Shoe Source), Syncreon and other big warehousing and distribution businesses, mostly in northern Montgomery County.

This week, several local TID officials visited a “huge” logistics park in Plainfield, Ind. near Indianapolis, said Steve Stanley, TID executive director. The park near I-70 and I-65 is already home to hubs for Amazon, JC Penny, PepsiCo and others.

Asked if such a park could be built north of Dayton, Stanley said, “We’re awfully early in the process, but I think the answer is yes. Maybe multiple (parks).”

Stanley and other trustees compared the agreement to the pact that led to the creation of the Austin Boulevard interchange with I-75.

The new logistics agreement is comparable in “process,” said Joe Tuss, Montgomery County development director.

Also Wednesday, TID trustees passed an agreement with developer RG Properties for the second phase of the development of Austin Landing. The agreement pays RG $8.66 million for the public-transportation elements of the project and $5.44 million for a public park.

Any cost overruns above those amounts will be RG’s responsibility, Stanley said.

Austin Landing is a 142-acre development northeast of the new Austin interchange. RG Properties has committed to at least another $55 million in further private development on the site, much of it around a public park that would include an outdoor skating rink and an entertainment center, Stanley said.

The site would also feature a second parking garage, he said.
