Austin Landing hotel plan calls for traffic light

There’s more traffic at the intersection near Kohl’s and Kroger than expected, developer says.

Plans for a second hotel at Austin Landing are expected to include a traffic signal, the first within the 142-acre complex.

The traffic light is recommended in a recent traffic impact study. It is being proposed at the Kohl's Access Drive/Landing Way/Kroger entrance intersection just north of the planned site of Staybridge Suites, a 108-room hotel.

That intersection now includes stop signs at the northbound Kohl’s Access Drive and the southbound Kroger exit, but none at Landing Way, which runs east and west. The need for the traffic signal stems from the peak-hour vehicle traffic generated in the area, said Bo Gunlock, president of RG Properties, developers of Austin Landing.

“There’s a lot more traffic at the intersection than originally anticipated,” Gunlock said. “So this is, in effect, a solution for the additional volume – more than we had projected.”

While existing traffic volume around Austin Landing is higher than projected, Montgomery County Engineer Paul Gruner said current numbers within the complex are “way below” original numbers because it has less office space than initially projected.

However, Gunlock said the business Kroger is attracting is increasing numbers, especially where the signal is planned.

Nearly 2,100 vehicles used the Ohio 741/Landing Way intersection during peak hours in early February, according to the study. Traffic counts for the Kohl’s road/Landing Way/Kroger entrance intersection in the same time frame show more than 1,100 vehicles, the study shows.

Kohl’s Access Drive provides vehicles a north and south connection on the development’s east side. It runs past Kohl’s and ends at Landing Way.

Previous plans called for Kohl’s Access Road to be rerouted to the northwest and end at the intersection of Landing Way and Abbey Road, Miami Twp. officials have said.

The plans for Staybridge are expected to go before the Miami Twp. Zoning Commission next month, Gunlock said. If it is approved, it would join the Hilton Garden Inn as the second hotel at Austin Landing.

The four-story extended stay structure would include a free self-serve laundry, pet-friendly rooms, an indoor pool and an outdoor grille area, officials have said.
