Meanwhile, rezoning for township-owned land — including a tract targeted by the Humane Society of Greater Dayton — also was approved by trustees last week and will take effect by end of March, officials said.

Work on the BW3s will begin “quickly,” said Larry Dillin, president of VisCap Development, which manages Austin Landing. “The goal is to have their store open before the end of the year.”
Austin Landing has more than a dozen restaurants, bars and eateries, the vast majority near the southern entry way off Austin Boulevard. BW3s would be the first such business on the development’s northeast side, nearer The Flats at Austin Landing, the Staybridge Suites and the Hilton Garden Inn.

The restaurant will be built on a 2.3-acre lot between Kohl’s and Kroger near the Ohio 741 Austin Landing entrance. The 6,657 square foot site and include 970 square feet of outdoor patio space on the north side, where its entrance would be. It would cater primarily to those staying in Austin Landing’s hotels or apartments – within walking distance, Dillin said.
“We’re very concerned with how this site fits in with all of the rest of the things that we’re doing to make it pedestrian-connected,“ he said.
The restaurant’s rear would face Kohl’s to the south and include 970 square feet of outdoor patio space on the north side, where its entrance would be. Dillin said pedestrian access west of the restaurant will be improved as part of traffic safety measures for the project, the cost of which he ball-parked at $6 million.

A larger property – 63.2 acres – less than half a mile away on Austin Boulevard will have new zoning guidelines taking effect later this month as the township prepares to sell about 4 acres of it to the humane society, according to Community Development Director Chris Snyder.
No closing date has been set for sale of the land at 2673 Austin, where the humane society officials said it is interested in building a pet adoption center.
Township trustees in December approved a measure to allow the sale for $572,000. Since then, the township has taken steps to put greater restrictions on how the land – which is across the street from Dayton-Wright Brothers Airport and near a residential neighborhood — could be developed.

“The standards that are in place out there today are very loose,” Snyder said. “They don’t require a lot. ….it would allow a broad brush of industrial uses.”
Manufacturing has been among the uses permitted on the land, but will not be under the new guidelines. The change will also prohibit a long list of other uses, including gas stations and repair shops, drive-in and carry-out restaurants, convenience stores, and vehicle sales and rental, according to the township.
