A second multi-million dollar apartment complex in the Carriage Trails residential development north of Interstate 70 is in the works.
Miller-Valentine Group plans to build a $13 million, 192-unit apartment complex on 11 acres of land south of Carriage Trails Parkway and just west of Ohio 201 in Miami County.
Miller-Valentine is scheduled to make a pre-application presentation at the April 14 Huber Heights Planning Commission meeting. An official submission to the planning commission is expected to take place in May, assistant city manager Scott Falkowski said Monday.
Construction is projected to begin in August or September, with an 18-month total build-out, according to Dave Liette, Miller-Valentine’s president of residential development.
“The time is right for a nice market-rate community on the north side of town,” Liette said. “The Carriage Trails community is really the right place. We’re excited about it.”
Liette said the apartments will be similar to Miller-Valentine’s development in Perrysburg, called WaterStone Landing. The Carriage Trails complex has not been assigned a name yet, he said.
There will be eight separate apartment buildings that are three stories each, with 66 one-bedroom units, 102 two-bedroom units and 24 three-bedroom units. Square footage will range from 810 to 1,176 depending on the unit. The first building will be completed in spring 2016, Liette said.
Rent will be between $900 and $1,125 a month. There also will be 78 detached garages available for tenants for a monthly fee.
Amenities include a 5,000-square-foot clubhouse, and an outdoor in-ground pool, fireplace and bar/grill area. The clubhouse will feature an internet café, fitness center, full-service kitchen, multiple big-screen TVs and a business center.
“It’s a nice, upscale community that fits within the other multi-family uses in that area,” Falkowski said. “It’s what the city has been looking for in this area. The entire Carriage Trails community is really coming together.”
Redwood Living is expected to start construction in May on a $16 million, 176-unit complex on 21.3 acres in that same area, which has been zoned as multi-family on the eastern side of the Carriage Trails basic development plan.
There are 417 single-family homes in Carriage Trails either occupied or currently under construction, said George Jenkins, managing member of Dublin-based developer DEC Land Co. I LLC. About 1,300 single-family homes and 850 multi-family units are planned.
Construction in Carriage Trails began in late 2009.
