“We hope to break ground later this year, third or fourth quarter,” Simms said. “We’ll be opening up a model and moving people in next year — maybe next spring or summer.”
City Planner Andrew Rodney said the development would be “about it” for residential development at Yankee Trace, calling the undeveloped land the “last instill piece of Yankee Trace.”
Each of the 22 buildings will include a one-story unit, marketed toward empty-nesters, conjoined with a two-story unit. The units would also include a two- and three-car garage, plus two extra spaces in the driveway.
As part of the Yankee Trace Master Association, residents of the new community would enjoy the same amenities as neighboring communities like walking trails and access to the club houses, tennis courts and swimming pools.

Units would range from 1,900 to 2,600 square feet in size, with average prices around $350,000. The housing community wouldn’t be the first at Yankee Trace by Charles Simms Development. The Highlands at Yankee Trace is another residential community nearby — not unlike what’s being proposed with Savannah Place — that was developed by Simms’ company.
Simms attributes the chosen location to both the success of The Highlands development, as well as Yankee Trace’s.
“Yankee Trace has been a hugely successful golf course community, and people like to live there and in Centerville,” Simms said. “It’s a great location.”
The plans are scheduled to be discussed Tuesday at a planning commission meeting.
