$60M senior facility could replace Sugarcreek Twp. golf course

Preliminary development plans for a $60 million senior/assisted living facility have been submitted to Sugarcreek Twp., starting the countdown on the end of the Rollandia golf course where the facility will be located.

Plans also call for single-family housing and apartments in the area.

Ian Guttman of Cincinnati-based Guttman Development Properties said they’re hoping to break ground “as soon as possible” on the senior living center.

“We are extremely excited about this new community,” Guttman said. “The property is ideally situated along a major thoroughfare with phenomenal access to services, including Kroger, Costco, several restaurants and the Miami Valley Hospital on Clyo Road.”

Developers said in September they had plans to purchase Rollandia Golf Center in Sugarcreek Twp., which neighbors both Kettering and Centerville’s city limits, and turn the more than 50-acre executive golf course into high-end apartments and a senior living development, but the plans were delayed.

The plans for the senior living facility will be developed on a nearly 10-acre plot of land, containing 123 independent living units, 57 assisted living units and 20 memory care units.

The remaining 40 acres are designated for single-family detached homes targeted to empty-nesters and a multi-family rental community targeted to both empty-nesters and young professionals. Guttman said the scope of the large acreage is still being evaluated, but they’re hoping for 240-300 apartments units, 40-50 duplex units and 150-200 senior housing units.

Plans for the senior living facility will be presented to zoning commission July 11.

Township Administrator Barry Tiffany said the developer has a “long way to go” before they’re able to break ground on the project, citing the township’s approval process.

“They just submitted their new preliminary development plan,” he said. “Nothing is in stone yet. We’ll see.”

Guttman agreed, saying, “There is a lot of work to be done when undertaking a development such as this. Sugarcreek Twp. has been awesome to work with, and as we work collaboratively moving forward, we anticipate an expeditious approval process.”

The developer has to go through multiple steps in approval from planning commission and council before any dirt can be moved.

Sugarcreek’s new development would join the likes of several multi-family or assisted living facilities that have been in planning stages in neighboring Centerville.

A $25 million luxury apartment complex called The Allure and a 171,000-square-foot assisted living facility, The Randall Residence, were approved by Centerville city council in March. There are also plans for similar residential developments at the north end Cornerstone, adjacent to the current Rollandia property.

Rollandia Golf Center, which opened in 1961, has been rumored for years as a prime property for development because of its proximity to Cornerstone.

The Magic Castle fun center, located next to the golf course, will remain open. Zachary and Angela Fink, who have been leasing the Rollandia Golf Center, have the rights to continue operating the fun center.
