The site — which sits on 1.15 acres — will be redeveloped, with a new 6,051-square-foot restaurant, 57 parking spaces, a playplace, landscaping upgrades, and a three-window drive-thru to improve efficiency and accuracy.
The new restaurant is expected to be open by mid-summer 2014, said Phil Saken, McDonald’s communications manager for the Ohio region. The McDonald’s on Merily Way was built in 1977.
“It’s time for a modernization of the facility to better serve our customers in the Huber Heights area,” Saken said. “We’re evolving with our customers. It’s part of our brand transformation — creating modern, contemporary, inviting restaurants.”
The project also includes approximately $100,000 in road improvements to Merily Way, which McDonald’s will pay for, Falkowski said. Another lane will be added to Merily Way off of Old Troy Pike to alleviate traffic in that area.
“It’s a tight site and there’s not a lot you can do with it unless you purchased more land,” Falkowski said. “This solution is the best one given the site conditions. It will really improve the whole corner.”
The existing restaurant is 5,400 square feet and serves about 90 cars per hour in its current drive-thru configuration. The new double drive-thru configuration will allow it to serve 125 to 135 cars per hour.
“This is a great investment in the city,” Falkowski said. “We always like to see restaurants and businesses continue to upgrade their facilities. The city promotes this kind of activity because it betters the community.”
The property is being rezoned from B-3 commercial district to planned unit development, and council could vote on it as early as Oct. 28.
There are two other McDonald’s in Huber Heights, both on Brandt Pike — 6398 Brandt and 7680 Brandt inside the Wal-Mart.
The Merily Way employees will be transferred to other restaurants during construction, Saken said. There are 69 McDonald’s in the Miami Valley, with thousands of employees, he said.
