The second phase of a housing development in the city of Riverside is in the early stages of being planned, according to city and development officials.
The Brantwood residential housing project — which started earlier this year — is progressing to the point where home construction of Phase II could start around this time next year.
Ryan Homes has sold six lots and another six to eight will close in the next couple of months, according to Lance Oakes, project manager for CESO.
Six homes are complete or currently under construction in Phase I, which will feature 53 lots on nearly 19 acres of land, he said.
“There’s been good traffic, good activity,” Oakes said. “Ryan is on schedule and moving along.”
The development is near the intersection of Brandt Pike and Haldeman Avenue, and Brantwood Boulevard has been created specifically for the subdivision. The land was at one time designed to be a business park.
Oakes said the infrastructure work for Phase II — roadways, sewer and water — will start next spring and home construction could begin by the end of next summer. Phase II will be on 13 acres of land and consist of 33 lots.
“It’s all a function of sales,” Oakes said. “We could start construction when we have anywhere from mid-20s to 30 homes sold in Phase I.”
Riverside City Manager Bryan Chodkowski said the city and developers have scheduled a preliminary meeting this week to discuss the basic lot and utility layouts for Phase II.
A formal submittal to the planning commission could happen in October, he said.
“Out of the gate, we’re happy with the way it’s performed,” Chodkowski said. “It’s a very reassuring sign that Riverside is headed in the right direction.”
According to its website, Ryan Homes is building single-family homes with a price range in the low $140,000s to the low $180,000s, with the square footage 1,400 to nearly 2,000.
Oakes said the average sale price has been higher than initially expected, at between $190,000 and $230,000, with the square footage in the 1,800-2,300 range.
“If we’re able to acquire some other ground, (the housing subdivision) has the potential to be larger,” Oakes said. “As of right now, it’s two phases.”
