Developer St. Mary Development Corp. and MVAH Partners have applied for Montgomery County building permits to build apartments in Riverside.
RiverWorks Lofts LLC applied for permits to build at 2317 Harshman Road.
That’s close to another apartment complex, Riverside Senior Lofts, also planned for 2333 Harshman.
The latter complex will be built for residents age 55 and older meeting certain income requirements. The community will have on- and two-bedroom floor plans, according to a project summary on a Miller Valentine Group web site.
Tim Bete, president of St. Mary Development Corp., said Riverside Senior Lofts and RiverWorks are two different complexes, both located off Harshman Road in Riverside, adjacent to each other.
They’re separate communities that share some common features.
Riverside Senior Lofts is an affordable apartment community for seniors, ages 55 and up, Bete said. Construction is being completed now, and some residents have already moved into the apartments, he said.
RiverWorks will be an affordable family apartment community with no age restriction. It is not yet under construction. The co-developer in that project is MVAH Development LLC, which was spun off earlier this year from Miller Valentine. (Miller-Valentine sold its affordable housing division to MVAH Partners, founded by former Miller-Valentine partners Brian McGeady and Michael Riechman, who had been running the affordable housing division.)

Both projects are funded through the low-income housing tax credit program, Bete said.
According to an Ohio Housing Financing Agency project summary, RiverWorks Lofts includes 61 “workforce units targeting families.”
“The development will include a mix of one-, two- and three-bed units that include the full spectrum of modern amenities,” the summary said. “Additional community amenities include full time on-site management, a fitness center, business center, a community room and playground.
