Centerville Freddy’s Frozen Custard sells for $2M

The first Freddy’s Frozen Custard & Steakburgers property that opened in the Dayton area two years ago has a new owner.

The restaurant site at 5501 Wilmington Pike sold for $2 million in a transaction recorded this week, according to Montgomery County property records. The seller was Memphis, Tenn.-based Chicken Little Real Estate LLC; the buyer is identified as NADG NNN Fred OH, L.P.

The restaurant opened in the summer of 2016 at Whipp Road across the street from the Cornerstone of Centerville development.

The 3,200-square-foot restaurant has about 85 employees and seats about 100 customers. The space previously housed KFC /A&W root beer restaurants under one roof, an operation that shut down in 2016.

The property was sold under an “NNN” lease, in which the tenant covers expenses such as property taxes and maintenance.
