First home sold in new 'luxury' Beavercreek subdivision

BEAVERCREEK TWP. — The first home recently has been sold in a new subdivision in Beavercreek Twp., signaling the tough economy has not shut down all new local development.

Built by NVR’s Ryan Homes division, the new community of Spring Meadows Estates touts “private luxury living in a location surrounded by natural preservation areas” and the “Excellent” Ohio state report card rating at Beavercreek schools.

The Ryan website said the 80 ranch and two-story homes in a development east of the Mall at Fairfield Commons on New Germany Trebein Road will cost in the range from the $220,000s to the $270,000s with floorplans up to 4,000 square feet and include up to five bedrooms and 4.5 bathrooms. It is next to the existing Preserve of Spring Ridge.

Representatives from Ryan Homes said it is corporate policy not to publicly comment about properties beyond press releases. Roads have been paved, but construction hasn’t begun in a substantial way. The subdivision was approved by the township years ago.

Realtor Phil Sparks, named owner/manager of the year 2010 by the Dayton Area Board of REALTORS, said his business has improved from 2010 to 2011 and he expects residential and business real estate to pick up in the Beavercreek area, especially near Wright State University and the Mall at Fairfield Commons.

“Commercial values seem to be doing very well,” Sparks said. “Class B office space is doing very well in Beavercreek. There is a shortage of smaller office suites for the commercial user, which will have some impact on prices as well.”

A press release about the development said the area will have surrounding ponds and open space and wooded home sites are all placed on cul-de-sac streets. The release also says Spring Meadows Estates is just minutes away from Wright-Patterson Air Force Base and commuter routes I-675, I-70 and U.S. Route 35.

Directions to the development are: I-675 north to N. Fairfield Rd (Exit 17); south on N. Fairfield Road; Left onto New Germany Trebein; three miles on New Germany Trebein (past Beaver Valley Road).

The release said the homes will be Energy Star qualified and carry 10-year structural warranties and independently inspected by a third-party provider.
