Dayton-area sales of single-family homes and condominiums started the year strong, according to the Dayton Area Board of Realtors.

The board reported 834 transactions in January, a 1.71 percent increase over the 820 single-family and condominium sales reported in January 2016.

A cumulative sales volume of $117 million was a 14 percent jump in a year-over-year comparison, the board said.

“Just as there was more activity in home sales, prices reflected the demand in this tight-inventory market,” the board said in a statement. “As a result, the average sale price for January landed at $140,193, up twelve percent from last January, and a median sale price bumped up to $119,900, up over fourteen percent from last year.”

The percentage of list/sales price rose by almost one percent over last year to 97.4 percent. Entries of single-family homes and condominiums during the first month of 2017 fell 3.6 percent compared to last year, however.

The total of active listings for sale in the Multiple Listing Service at month’s end stood at 4,091, down from the 5,516 active listings that were available last year at the same time.

Statewide, home sales reached a best-ever mark in January, increasing 1.3 percent from the level posted in January a year ago, according to the Ohio Association of Realtors.
