Located near Interstate 75 and I-675, the nearly 4,000-square-foot site offers more convenience than its 4,500-square-foot former site did, said Gil Switala, one of four partners in the firm that employs 13.
“We got the impression that clients would rather (travel) to this location,” he said, noting that the firm has sole occupancy of a building and free parking for employees and clients.
Switala said the firm, which specializes in personal injury cases, “put out feelers” to several suburbs and considered remaining at its downtown site before the lease expired at the end of February.
“All in all, it seems to be where most of the development was going on,” he said.
The building is owned by Heldon Group Ltd. of Springboro, according to the Montgomery County Auditor’s Office website.
The law firm signed a five-year lease for the site with options for additional time, said Rick Brown, property manager for Heldon.
Construction of the Heldon building began in 2009, Brown said. Once a tenant was secured, the remainder of the building was completed in recent weeks, he said.
The property is zoned for office use, said Kyle Hinkelman, planner for Miami Twp. In March 2012, Heldon requested it be rezoned to a planned mix use but withdrew that submission, he said.
