Moving 900 Premier Health employees will boost downtown

Hospitals owner moving 900 employees to new home at Second, Main.

Moving nearly 900 Premier Health Partners employees less than a half-mile to a new downtown home will affect not just them. The move could strengthen what has been called the “spine” of downtown Dayton.

Premier, the operator of four area hospitals, bought the 300,000-square-foot tower at the northeast corner of Second and Main streets for nearly $3.7 million. Premier first had to purchase the company that had an exclusive option to buy the building, which raised the total price to nearly $6.2 million, according to county records.

Renovation of Premier’s new home is well under way, said Buddy LaChance, Premier’s director of real estate. All demolition work is complete, and the first of three phases of preparatory work — about $2.6 million so far — has been performed.

Workers will begin moving to the new home at 110 N. Main St. from Premier’s current headquarters at 40 W. Fourth St. in June. Everyone is expected to be in before Labor Day, LaChance said.

Refurbishing has begun on the building’s second and third floors, LaChance said.

“The building will be 100 percent occupied once we move in,” LaChance said. Premier will then own the only 100-percent occupied downtown tower, said David Dickerson, president and chief executive of Gem Real Estate Group, which completed the building’s purchase for Premier last year.

A key consideration for Premier was strengthening downtown Dayton, company leaders have said.

The building at 110 N. Main St. has about 140 parking spaces over two levels. LaChance said Premier has signed an agreement that will let employees park at the Arts Garage at Second and Ludlow streets. Premier is also in talks with Ampco, which manages parking facilities for nearby Kettering Tower and Dayton City Hall, he said.

That spread-out parking is bound to have an influence on vendors, Dickerson said. And he believes having a fully occupied downtown tower could attract “affiliated businesses” to nearby buildings and offices.
