Suburban office buildings sell for $5M+

A pair of Point West Office Park buildings in Moraine have been sold for more than $5 million.

This week, the buildings at 3033 and 3055 Kettering Blvd. were sold for $5,066,250, Montgomery County property records show. Univest Dayton Ohio LLC sold the buildings to Ipanema Point West LLC, of North Canton, Ohio, in a transaction recorded Monday.

The buildings are just south of the Kettering Boulevard/West Dorothy Lane intersection.

3033 Kettering Blvd. has 46,069 square feet of office space. Its companion building has more than 86,000 square feet of rentable space, according to a Loopnet listing.

Amber Wenzler, of Cushman & Wakefield, was the broker in the sale. She said just two buildings in the three-building complex were part of the sale. The buildings are about 80 percent occupied, and are located less than ten minutes from downtown.

A third building that has been mothballed was not part of the transaction and still belongs to Univest, Wenzler said.

The buyers are investors out of Miami, Fla., and this is their first Dayton-area purchase and possibly their first Ohio purchase, Wenzler said.

Tony Witt, also of Cushman & Wakefield, also served as broker in the transaction.
