Full, unfinished basement offers space potential

A total renovation plus a full, unfinished basement are the highlights of this brick ranch located in Beavercreek.

Listed for $135,000 by Better Homes and Gardens Big Hill Real Estate, the ranch at 4054 Lyndell Drive has about 1,030 square feet of living space. The full basement has been studded and electric has been run for possible additional living space with a recreation room and bonus room.

The house sits on a corner lot with a creek, and mature tree line along the back yard. There is a concrete driveway with extra parking pad and a rear wooden deck. The exterior to the house was also updated, including a new roof, gutters and downspouts, exterior doors, vinyl windows, glass-block basement windows and overhead garage door with electronic opener.

The house has an updated kitchen, bathroom, flooring, six-panel doors and neutral paint. The mechanical systems were also updated, including the gas, forced-air furnace, central air conditioning and kitchen appliances. All the renovations were made during 2018.

Formal entry opens directly into the living room, which has a picture window and carpeting with extra padding. The carpeting continues down the hallway and into each bedroom.

At the back of the house is the combined kitchen and dining room. The L-shaped kitchen has light cherry cabinetry, including a small island that seats two and has additional storage. There is a double sink and solid-surface countertop. Subway tile accents the wall space between counters and cabinets.

The kitchen comes equipped with a range, microwave, dishwasher and refrigerator. Rough-cut wood flooring fills the dining area, kitchen and continues into the bathroom, which passes through from the kitchen to the central hallway.

A door opens from the dining room to the one-car, attached garage. The garage is lower than the house foundation requiring a few steps down. The back of the garage has storage bays and a rear service door to the back yard.

A door from the kitchen opens to the wooden deck and another doorway leads to the basement stairwell.

Accessible from both the kitchen and the main hallway, the bathroom has an oversized tub/shower with fiberglass surround, a vanity with extended sink and a hidden linen nook.

Three bedrooms are off the hallway and have single-door closets.

The basement has glass-block windows and a concrete floor. Two-by-four stud work has been started, and electrical lines with switches and outlets have been laid. Two possible rooms have been planned out with an area for the utilities, including the laundry hook-ups and mechanicals.
