Residents object to AAA auto service center

A rezoning application for AAA Tire and Auto Service store was tabled by the Beavercreek planning commission following objections voiced by residents during a recent public hearing.

AAA asked the city commission to rezone 2.6 acres of land, in the 3300 block of Dayton Xenia Road, from community business district and residential to commercial.

“AAA would operate a full service automotive repair and maintenance facility as well as offer travel insurance related products,” said Peter Joseph, a representative for AAA at the public hearing.

Mary Lou Hopun asked the commission to deny the rezoning request or table it for 60 days to take a closer look at the uses for this location.

“These buildings are unfortunately disappearing at a rapid rate from our area as new development comes in,” she said. “Dayton Xenia and North Fairfield is the closest we have to a downtown in the area where you have some mom and pop stores and things like that.”

Robert Stone, a Beavercreek Planning Commission member emphasized the importance of the location.

“This is something that needs to reflect that this is our ‘downtown’ intersection, said Robert Stone, a Beavercreek Planning Commission member. “The landscaping. The lighting. The noise. The appearance of this development is going to be quite critical.”

James Ashbrook, a Beavercreek resident, said he was opposed to the AAA facility being in that location mainly because of the potential noise.

“We need to consider a lot, with this particular lot, with the housing around it,” he said. “… With a tire shop, I do see a lot of issues with in and out traffic … I would really encourage the city to find a better use for this property.”

The location has not had many changes over the last four decades and is considered an important area for the Beavercreek community, said the Beavercreek Planning Commission Chairman Adolfo Tornichio.

“We need to take the time to make sure this corner is redeveloped and redeveloped in a way that is consistent with that notion that people in this meeting tonight have expressed about it being downtown Beavercreek.
