Inclement weather has moved into the the Miami Valley, but at Element Oakwood, the upscale condo-style apartment development in Oakwood, construction crews are still working towards completing the development.

Element Oakwood will offer more than 80 units of one- and two-bedroom apartments at 310 Old River Trail Road off Ohio 48 in two four-story buildings.

It now has units leased as the project near Old River Sports Complex moves toward completion, said Samantha McKelvey, the property manager.

McKelvey, along with the property’s business manager, Krista Hollingsworth, gave a behind-the-scenes tour of the property on Tuesday.

“We say that no matter where you are at on the property, you are going to have an incredible view,” McKelvey explained, as she offered a peak at the top three floors, which contain one-bedroom apartments that start at $1,350 a month and two-bedroom homes starting at $1,635. Some prices could be higher, depending on the unit leased.

The ground level will house indoor parking. A clubhouse with a fitness center, full kitchen and rooftop deck would be built between the buildings and an outdoor saltwater pool built behind it. The property is looking at an April completion date, but four units are leased and move-ins are scheduled for January.

The rear of the property has a wooded view and the front gives a glimpse of the the less-than-five minute drive to downtown and a full view of Lane Stadium. There is also an effort by the Element Oakwood group to utilize the walking path in the adjacent Old River Park.

Hollingsworth said the business model is wrapped around a maintenance free lifestyle that offers upscale living with amenities that aren’t offered by many properties in the area.

“The space is really well laid out in this development,” she said, as she showcased the spacious two-bedroom apartment.

McKelvey said those who are looking to downsize and don’t want the hassle of property maintenance and those who are traveling consistently and don’t have the time or do not want to invest a lot of money in upkeep for their home will be interested in Element Oakwood.

“We will be offering 12- to 15-month leases for the first year,” she said. “After the first year, we will have 3- to 12-month lease terms as well as a month-to-month option.”
