Keep an eye on these 3 Fairborn redevelopment projects

Fairborn is undergoing several redevelopment projects this year as part of a variety of anti-blight initiatives.

Many of the projects are focused on Broad Street redevelopment, but residential properties are also in the sights of city officials who’ve overseen the demolition of dozens of properties.

New residential construction is also underway.

Here’s a look at three Fairborn redevelopment projects underway:

1. Fairborn’s fourth motel demolition

The Wright Motel at 18 S. Broad Street and an adjacent Main Street duplex are being torn down with the hope businesses will move to the area.

Fairborn has purchased and demolished four motels since 2014, including the Command Motel at 130 N. Broad St., Falcon Motel at 36 N. Broad St., and the Sunset Inn at 15 S. Broad St.

“Ultimately, the purchase of all four of those hotels — starting with the Command in 2014 — was to re-utilize those properties,” said Assistant City Manager Michael Gebhart.

2. Fairborn’s 100th anti-blight demolition slated this year

Fairborn’s 100th city-led demolition will take place this year when an additional five residential properties are torn down, according to city officials.

The city has demolished more than 95 structures in the past seven years, including nearly 80 houses in the past three years, Gebhart said.

The new tear downs — part of the ongoing effort to combat blight — will include five properties: 331 Mann Ave., 627 Fairfield Ave., 1553 Miami Ave., 1025 Columbia Ave., and 1052 Columbia Ave.

3. Fairborn’s Waterford Landing subdivision to expand again

More than three dozen new lots will be added to the Waterford Landing subdivision, according to plans approved by Fairborn City Council.

Section 9 — an undeveloped 14-acre tract — will be split into 37 single-family residential lots with construction potentially beginning in July.

“Houses in Waterford Landing are selling very well,” Gebhart said. “It helps that folks know the two new schools will be built” in Fairborn.
